Custom Building

Premier Properties operates off of a well thought out building process to ensure that your home is completed within the allocated timeframe. From the first meeting, even before a verbal commitment is made, we assist as much as possible in the initial stages of finding the perfect lot, house plan and even mortgage loan officers. But it’s once these decisions are made, that the fun part really begins. Here’s a breakdown of the entire building process.

 

Heath Trigg and staff perform several walk-throughs with clients throughout each custom build to explain the progression of the home. 


Initial Meeting.  Develop preliminary drawings and determine specific needs and wants of the clients. This is also when budget’s are discussed.

House Plans.  We suggest visiting the following websites for ideas and pre-designed house plans. Donald Gardner, Southern Living, Frank Betz.

Present Initial Estimate.

Interview and select architect for plans. Whether customizing an existing house plan or starting from scratch, it’s almost always necessary to contract an architect or  designer to professional finalize the blueprints.

Present Final Estimate. At this point, verbal commitment is made and the all parties  agree to the estimate and the house plans.

Obtain Building Permit. Premier Properties is responsible for applying for the permit.

Plans to Architectural Review Board. Premier Properties is responsible for submitting plans to the appropriate board or committee for approval to build .

Meeting on property to "pin” the home and walk through the lot. During this meeting, we discuss placement of the home. In our unique way of assuring that you will be pleased with the placement of the home on the lot, we ask you to stand on what will soon be your front porch to approve your "view.” During this walkthrough we also decide what trees and foliage will remain on the lot and what must go.

Choose exterior color selections and windows. Jeld-Wen,M&W, Weathershield, Pella, Andersen.

Sign Contracts!

Construction Begins!

Footers and Foundation are installed by our crew.

Meeting with Interior Designer. Some clients decide to enlist the help of a designer to assist in material sample decisions at this early stage.

Make interior finishing selections.  This can be the most fun part of the process. You’ll work closely with a Premier Properties associate to choose cabinets, paint, plumbing and electrical fixtures, flooring, etc.

Delta, Kohler, Brizo,Moen, Casa Blanca.

Framing, window installation, roofing.

Electrical, plumbing, HVAC walkthrough. We meet with you before installing the wiring for lights, electrical outlets, fans, etc to make sure we place everything based on how you will layout and utilize each room. Literally not even one light switch in your new home will be placed without your in-put and approval.

HVAC: Trane, American Standard, Heil

Mechanical Rough-in.

Insulation and dry-wall

Prime drywall and finalize interior paint selections. Often times clients can narrow down paint decisions in the store, but until it’s painted on the wall it’s hard to make a final call. We’ll start by painting a hand-full of samples onto portions of a wall so you can be confident in making your final decision.

Interior doors, trim and cabinets installation. Your house will really start coming together at the stage! Plan on bringing friends and family by the jobsite to do walkthroughs and share in your excitement!

Hardwood floors installation.

Cabinets and countertops installed.

Final Paint

Landscape walkthrough. Meeting at the jobsite to plan and discuss the landscape elements that will surround your home. This may include anything from hardscapes to bedded gardens to underground irrigation system.

Landscape, driveway and walkway installation.

Irrigation installation.

Mechanical Trim Out.

Hardware Installation.

Carpet Installation.

Final Touch-up.

Final Walkthrough and inspection with client. At this point you get to develop a final check-list consisting of anything in the completed home that you would like changed, fixed, touched-up, or that you may have questions on. In order for the home to be truly custom, it has to get your final seal of approval!

Obtain Certificate of Occupancy. Premier Properties is responsible for applying for the CO.

Home Orientation. Before the moving van pulls up we will personally orient you to your new home. We’ll instruct you on the thermostats, house wide speakers, waterlines, fireplace, garage doors, you name it! We won’t leave until we’ve answered all your questions.

Move-In Day! We turn over the keys and welcome you and your family to your new home.

60 Day Home Inspection. We’re back!

6 month Home Inspection. We’re back again!

12 month Home Inspection. Final chance to address and fix any issues that may have arose over the last 11 months.
